Warehouse strip-out checklist

Before a warehouse strip-out, check your lease obligations, list and value everything in the building, arrange for services to be isolated, agree a programme to the hand-back date, and make sure you receive waste and completion records.

Use this checklist to plan a strip-out and avoid the most common, and most expensive, oversights.

1. Obligations

  • Read the lease reinstatement and yield-up clauses
  • Get any dilapidations schedule reviewed by your surveyor
  • Confirm the hand-back date and access arrangements

2. Inventory and value

  • List racking, mezzanines, MHE, machinery and stock
  • Photograph everything and collect frame labels and model plates
  • Get value assessed before deciding what is waste

3. Services and safety

  • Arrange isolation of power, gas, water and compressed air
  • Identify asbestos from the building's asbestos register
  • Confirm fire and security arrangements for the strip-out period

4. Programme and records

  • Agree a phased programme if you are still operating
  • Ask for waste transfer documentation
  • Get photographic completion records for your surveyor
