Dilapidation works

Warehouse dilapidation and make-good works

Dilapidation works are the physical works needed to return a leased building to the condition the lease requires: strip-out, reinstatement and repair. We carry out these works. The schedule and any negotiation are for a qualified surveyor.

Whether you are a tenant leaving a unit or a landlord preparing to relet, we price and deliver the physical items on a dilapidations schedule. That includes strip-out, making good, reinstatement and clearance, working to the lease end date.

In short: Dilapidation works are the physical removal and reinstatement works needed to return a leased commercial building to the condition the lease requires. A qualified surveyor prepares or interprets the schedule; we carry out the physical works.

Make-good and end-of-lease reinstatement

Make-good and reinstatement cover the same physical works as a dilapidations schedule: removing what was added, and putting back what was taken away. We keep them on one page and in one project, so nothing falls between contractors.

Check the value before you strip

Many lease-end buildings still contain racking, mezzanines and equipment with real resale value. Identifying that early can offset a significant share of the works cost.

Frequently asked questions

Are you dilapidations surveyors?

+

No. We are a works contractor. A qualified building surveyor should prepare or respond to the schedule of dilapidations; we price and carry out the physical works.

Can you work to our surveyor's schedule?

+

Yes. Send us the schedule and we will price each relevant works item and agree the programme with your surveyor.

What if the lease end date is close?

+

Contact us as early as you can. We plan works to the lease end date and can phase them around your move-out.

Do you provide evidence of completed works?
