Soft strip, hard strip or back to shell
Not every job is the same. A soft strip removes non-structural items and loose contents. A hard strip also takes out fixed services and fit-out. A strip back to shell leaves only the building envelope. We confirm the scope in writing against your lease, schedule or brief before any work starts.
How we price a strip-out
Photos, drawings and a site walk-round let us quote a fixed scope. Where racking, mezzanines, machinery or stock can be resold, we show that value separately so you can see the net position.

How long does a warehouse strip-out take?

It depends on the size of the building and what is in it. Small units can often be cleared within a few days, while large distribution buildings are planned in phases. We give you a programme with the quote.
Can the value of our racking reduce the cost?

Often, yes. Reusable racking, mezzanines, forklifts and machinery can have resale value, which we identify at the start and show separately in the quote.
Do you work to a dilapidations schedule?

Yes. If your landlord has served a schedule, we price the physical works against it. The schedule itself should be prepared or interpreted by a qualified surveyor.
